Why we built this

The tools available fall into two camps.

Free suburb-level dashboards that stop at the postcode, and institutional subscriptions priced for buyers agents and fund managers. Neither answers the question most investors actually have: is this specific listing worth pursuing?

We built PropertyRanker to close that gap. One address, one verdict, with every underlying signal visible.

Property-level, not just suburb

The same postcode can hold a strong investment and a poor one. We look at the address, the price, the configuration, the proximity, and the lender appetite.

Built across Growth, Cashflow and Risk pillars. The same property is scored four ways with different pillar weights and yield anchors per strategy.

AI reasoning, hard gates

Claude handles qualitative analysis. Five deterministic gates run after the AI returns, capping scores where the data demands it. The model never has the last word.

Confidence shown, not hidden

Every score carries a confidence level evaluated across 14 weighted signals. Missing data is listed by name. We never paper over thin coverage.

Claude's reasoning is bounded by these rules. If the data demands a cap, the cap wins regardless of how the AI scored the property. The tightest cap applies. Both the raw AI score and the gated final score are preserved in the report.

Public datasets, retrieved at score time.

A data audit log on every score shows which sources returned, which were partial, and which failed. Nothing is hidden behind the verdict.
