How to use Compare

Save. Compare. Decide.

Star your shortlist, open them side by side, and the trade-offs stop being a guess. Compare turns four scored properties into one clearer comparison in under a minute.

Why side by side

One score in isolation is not very useful

A 7.2 sounds good until you see the 7.8 next to it. Compare puts your finalists in one table so the trade-offs are visible at a glance, not pieced together across browser tabs.

Sequential

Five tabs, one fading memory

Score a property, read the report, score the next one, lose track of how the first one's yield compared by the time you reach the fourth. The numbers don't sit next to each other so the brain has to do the lifting.

Side by side

One table, all the trade-offs

Verdict, three pillars, all 12 criteria, market cycle, applied caps. The high yield hiding a flood overlay shows up immediately. The 8.2 you would have missed sits next to the 7.6 you almost loved.

How to build a shortlist

Save the listings worth a second look

Every score has a star. Tap it and the property joins your shortlist, ready to compare. No separate save flow, no folders.

1

Star from the results page

Open any scored property and tap the star next to the address. The star fills in to confirm the save. Tap again to unsave.

2

Or star from the dashboard

Every row in your score history has the same star. Build a shortlist as you go, or revisit older scores and shortlist them later.

3

Hit Compare when you're ready

The dashboard shows a Compare button with your shortlist count next to it. Click it and your shortlist opens in one table.

Reading the table

What you're looking at

Compare shows every property as a column. Every metric you'd cross-check manually is a row. Stronger scores shade darker indigo so your eye lands on the strongest column first.

The strategy mismatch banner

Compare flags when your shortlist mixes properties scored under different strategies. The flag is not blocking, but ignoring it means comparing scores that were never meant to line up.

Mismatch banner

Each strategy uses different pillar weights and a different yield anchor. A 7.5 on High Yield is not the same bar as a 7.5 on Capital Growth.

If you see the mismatch banner: open the lower-scoring property and re-score it under the same strategy as the rest of your shortlist. The cached re-score is free if it's still inside the 7 day cache window.

The workflow

Five steps from shortlist to decision

A repeatable loop that takes minutes per property and ends with one you can defend.

  1. 1

Score on the strategy you actually plan to use

If you're holding for income, score on High Yield. Compare cannot rescue a shortlist scored on the wrong strategy.

  2. 2

Star the ones worth a second look

Anything that still looks plausible after a first read is worth saving. Keep your shortlist between three and six properties so Compare stays readable.

  3. 3

Open Compare and read the pillars before the overall

Look at Growth, Cashflow, Risk first. The pillar that drives your strategy should be the strongest. If it isn't, the headline score is misleading.

  4. 4

Scan the criteria heatmap for the outlier

One light cell in an otherwise dark column is the question you want to ask the agent. One dark cell in an otherwise light column is the strength worth digging into.

  5. 5

Write a note before you close the tab

Use the 280-character field. The agent's tell, the inspection time, what the comparable sale was. You'll come back next week and the data won't remember these.
