By accessing or using Property Ranker (propertyranker.io), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our service. We reserve the right to update these terms at any time, and your continued use of the service constitutes acceptance of any changes.
2. Service Description
Property Ranker provides AI-powered property investment scoring for Australian residential properties. Our service analyses properties across 12 investment criteria using public and licensed third-party data, suburb market metrics, and artificial intelligence. Scores are generated using automated data collection and AI analysis and should be used as one input in your investment research, not as sole investment advice.
3. Not Financial Advice
Property Ranker does not provide financial, legal, or investment advice. The scores, estimates, and analysis provided are for informational purposes only and should not be relied upon as the sole basis for any investment decision. Property values, rental yields, and market conditions can change rapidly. Always consult a qualified financial adviser, buyers' agent, or property professional before making investment decisions. We do not hold an Australian Financial Services Licence (AFSL) and are not authorised to provide personal financial advice.
4. Data Accuracy
While we strive to provide accurate information, Property Ranker sources data from third-party providers including public property listings, government statistics, and market data services. We do not guarantee the accuracy, completeness, or timeliness of any data or scoring output. Property details, suburb metrics, crime statistics, and rental data are sourced from publicly available information and may contain errors or be out of date. Users should independently verify all data before making any decisions.
5. User Accounts, Plans & Payments
You must create an account to use the scoring service, and you are responsible for maintaining the security of your account credentials. A free account includes a set number of property scores each month at no cost and with no payment details required. Additional scores are available through one-time score packs purchased via PayPal. Each pack includes a set number of scores and remains valid for six months from the date of purchase, after which any unused scores in that pack expire. Score packs are one-off payments rather than recurring subscriptions, so there is nothing to cancel. From time to time we may also offer promotional plans, the terms of which are described at the point of purchase. Your free monthly scores are applied before any pack scores, and cached scores returned within seven days do not count against your allowance.
6. Acceptable Use
You agree not to: attempt to reverse-engineer, scrape, or extract data from our service; use automated tools to access the service beyond normal usage; share your account credentials with others; resell or redistribute score reports without permission; use the service for any unlawful purpose. We reserve the right to suspend or terminate accounts that violate these terms.
7. Intellectual Property
All content, scoring algorithms, design, and branding on Property Ranker are the intellectual property of propertyranker.io. Score reports generated for your account may be shared via our sharing feature or exported as PDF for your personal or professional use. You may not reproduce our scoring methodology or present our scores as your own proprietary analysis.
8. Limitation of Liability
To the maximum extent permitted by law, Property Ranker and its operators shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, or investment returns arising from your use of or reliance on our service. Our total liability for any claim shall not exceed the amount you paid for the service in the 12 months preceding the claim.
9. Governing Law
These terms are governed by the laws of New South Wales, Australia. Any disputes shall be subject to the exclusive jurisdiction of the courts of New South Wales. If any provision of these terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.
